AUCTIONEER’S NOTE: Attention recreational land buyers! Make plans to participate in this outstanding southeast Iowa recreational land auction. The Ganzer farm has a great combination of income producing CRP land, ponds, timber and a very nice pole building. Most of the hard work has been done, just own this farm and enjoy the many trails, deer, turkey and fishing. There is also potential to log the timber, not to mention many attractive home sites!

We will be manually accepting bidders for this auction to make sure they meet the qualifications to be part of the Service Master franchise program. 

There will be a requirement to provide financials – Buyer will be sent a request for the required financial verification and documentation via email from our coordinator. Minimum initial requirements are $100,000 or cash equivalents on hand, and an overall net worth of at least $200,000. This is required for new and existing buyers. 

If you are an established and or existing Service Master franchisee, you already qualify.  Please provide verification of that.

The process to transfer licenses can take up to 8 weeks once we have established a high bidder per license.

We will be requiring an earnest money deposit per license of $2,500 to be held in escrow by the established high bidder post auction.  Balance will be due at the time of license transfer which will occur once all transfer requirements have been completed.

There is a transfer fee of $7,000 due to Service Master per license which will be collected at the transfers completion.

There are several waterways and a wooded drainage strip.
